Listing Description

** OPEN DAY 4th August between 5pm to 6pm ** BY APPOINTMENT ONLY Book an appointment via www.purplebricks.com A STYLISH FOUR BEDROOM DETACHED MAIN RESIDENCE with a WELL APPOINTED DETACHED ANNEXE, within the highly sought after Village of Surlingham on the BROADS. Designed with space in mind, the 18ft sitting room opens up to the conservatory and garden in summer and offers the comfort of an open fire to take the chill off winter evenings after a stroll along the riverbank, as the property is located close to Coldham Hall and one of the most picturesque waterside views along the Broads. Part of the envious lifestyle this special village offers is being within walking distance of two riverside pubs, well known for their picturesque outlook across the River Yare. Both offer small docks to host the many passing sailing boats that moor in order to visit and enjoy lunch or a drink at the water's edge. Surlingham is also home to the internationally renowned vineyard, producing ‘Winbirri’ wines. This surprisingly spacious property is light, bright and has recently been updated with hardwood doors and stairway refreshed, perfect for your own restful retreat. The dining room is large enough to seat a large family or to accommodate more formal entertaining. The kitchen breakfast room features a range cooker and is open plan to the utility area and the third reception room, currently used as snug/office. Upstairs four bedrooms lead off the landing with a family bathroom and a full sized bathroom, en-suite to the master bedroom. The annexe is approached via a five bar gate onto the driveway. It has been well converted from a double garage into a light and comfortable living space offering a living room with French doors, a bedroom with en-suite shower room, a full sized kitchen with walk in pantry and a patio for al-fresco dining. Ideal as an artist’s studio, office, for visiting friends and family or a dependent relative.

Reserving a Property (England, Wales and Northern Ireland)

Should you make an offer on a property and it be accepted by the Landlord, you will be asked to pay a holding deposit equivalent to one weeks agreed rent. This will remove the property from the market whilst reference checks and preparation of the tenancy agreement is undertaken. The holding fee is taken as a financial commitment from you, the prospective tenant to proceed towards entering into the agreement.

Once paid, both parties will have two weeks to enter into a tenancy agreement however this may be extended if agreed by both parties in writing.

Refunding a Holding Deposit

Should you proceed to enter into a tenancy agreement with the Landlord, the holding fee will be paid towards the balances of your first month’s rent.

Should the Landlord choose to withdraw from entering into the agreement, this money will be refunded to you.

Retaining a Holding Deposit

A Holding Deposit will be retained where a prospective tenant;

  • Provides false or misleading information which is reasonable considered when deciding a let of a property
  • Fails a right to rent check
  • Withdraws from entering into an agreement for the property
  • Fails to take reasonable steps to enter into a tenancy agreement

Should any of the above occur, Purplebricks retains the right to deduct its reasonable expenses on a case by case basis which may include the administration, referencing or any other costs incurred.

Reserving a Property (Scotland)

Once an offer has been accepted you will be asked to provide details for your references. No holding fee will be payable.
