VIDEO TOUR OPTION AVAILABLE - PLEASE REQUEST A VIEWING IN THE USUAL WAY ONLINE OR BY TELEPHONE AND YOU WILL BE CONTACTED WITH THE OPPORTUNITY FOR A VIRTUAL VIEWING. Located in the heart of Peckham, this spacious three-floor property makes a great home in a sought after area. As you walk into this house there is a newly refurbished kitchen with a beautiful finish and a long bar table with four stools, allowing plenty of floor space. The kitchen opens out onto a mature landscaped garden with raised beds and BBQ area. Upstairs on the first floor you have a large living and entertaining space – including a ceiling-mounted projector. On the same floor is a small bedroom with double pull-out bed and shower room with WC. Another flight of stairs leads to the large master bedroom – with a high quality 6ft super king bed – a family bathroom and a box room (most recently used as a study). There is ample built in storage throughout the property and a brick shed in the garden with space for at least 2 large bicycles. There is a resident's car park to the rear of the property. Cossal Park is less than a 30 seconds walk, great for exercise or a picnic – a really nice family friendly green space. The property sits 0.4 miles from Peckham Rye Station and 0.6 miles from Queens Road Peckham Station, offering rapid links into the city: trains to London Bridge (approx 8 mins), London Blackfriars (approx 20 mins) and London Victoria (approx 15 mins) as well as the Overground to Shoreditch (approx 20 mins). Peckham has an amazing food scene and nightlife, with Frank’s rooftop bar, the Bussey Building, Peckham Levels and several top eateries all nearby. Nunhead is also close, and has a really nice laid back village feel, with nice neighbourhood bars, cafes and restaurants, as well as excellent traditional grocery stores (especially the bakery and fishmongers!) Peckham’s Bellenden Village offers many more options for good food.

Reserving a Property (England, Wales and Northern Ireland)

Should you make an offer on a property and it be accepted by the Landlord, you will be asked to pay a holding deposit equivalent to one weeks agreed rent. This will remove the property from the market whilst reference checks and preparation of the tenancy agreement is undertaken. The holding fee is taken as a financial commitment from you, the prospective tenant to proceed towards entering into the agreement.

Once paid, both parties will have two weeks to enter into a tenancy agreement however this may be extended if agreed by both parties in writing.

Refunding a Holding Deposit

Should you proceed to enter into a tenancy agreement with the Landlord, the holding fee will be paid towards the balances of your first month’s rent.

Should the Landlord choose to withdraw from entering into the agreement, this money will be refunded to you.

Retaining a Holding Deposit

A Holding Deposit will be retained where a prospective tenant;

  • Provides false or misleading information which is reasonable considered when deciding a let of a property
  • Fails a right to rent check
  • Withdraws from entering into an agreement for the property
  • Fails to take reasonable steps to enter into a tenancy agreement

Should any of the above occur, Purplebricks retains the right to deduct its reasonable expenses on a case by case basis which may include the administration, referencing or any other costs incurred.

Reserving a Property (Scotland)

Once an offer has been accepted you will be asked to provide details for your references. No holding fee will be payable.
