Listing Description

As you enter you are greeted into a hallway, where you will find an entry phone, a large airing cupboard and an extra storage space, which is perfect for storing household appliances. The modern and fully fitted refurbished kitchen, lit by spotlights, provides a tiled floor and has all the important appliances integrated neatly around the room, including a washing machine, dishwasher and a fridge/freezer. There is a gas hob with an extractor above and a stainless steel sink with a tiled splash back. Despite all of the fancy fittings and fixtures, you have an abundance of work space and storage space. The carpeted reception room proves to be a remarkably bright room with space for two sofas and a good size dining table. There are also views of the MI6 building and St George's Tower, through the generously sized double glazed windows. Similar to the reception room, the bedrooms have the same carpeted flooring, similar views and they both have built-in storage. The master bedroom offers plenty of space for two bedside tables, either side of the super king size bed and additional floor area for other cupboards. The second bedroom would comfortably fit a double bed. The tiled bathroom suite consists of a bath with shower above, W.C, heated towel rail, a sink and a vanity mirror above. You also have the benefit of having a couple of storage cupboards finished off with a wooden chic design. Furthermore, all residents have use of a recently refurbished gymnasium, sauna and there is a private parking space located underneath the building. There is also an active concierge between the hours of 8am and 11pm during the week. *** A Six monthly service charge to be added to the rent *** more info call our office.

Reserving a Property (England, Wales and Northern Ireland)

Should you make an offer on a property and it be accepted by the Landlord, you will be asked to pay a holding deposit equivalent to one weeks agreed rent. This will remove the property from the market whilst reference checks and preparation of the tenancy agreement is undertaken. The holding fee is taken as a financial commitment from you, the prospective tenant to proceed towards entering into the agreement.

Once paid, both parties will have two weeks to enter into a tenancy agreement however this may be extended if agreed by both parties in writing.

Refunding a Holding Deposit

Should you proceed to enter into a tenancy agreement with the Landlord, the holding fee will be paid towards the balances of your first month’s rent.

Should the Landlord choose to withdraw from entering into the agreement, this money will be refunded to you.

Retaining a Holding Deposit

A Holding Deposit will be retained where a prospective tenant;

  • Provides false or misleading information which is reasonable considered when deciding a let of a property
  • Fails a right to rent check
  • Withdraws from entering into an agreement for the property
  • Fails to take reasonable steps to enter into a tenancy agreement

Should any of the above occur, Purplebricks retains the right to deduct its reasonable expenses on a case by case basis which may include the administration, referencing or any other costs incurred.

Reserving a Property (Scotland)

Once an offer has been accepted you will be asked to provide details for your references. No holding fee will be payable.
