Located moments away from Burgess Park is this SUPER Spacious 5th Floor two bed two bath apartment. The property comprises a large bedroom with a newly modelled en-suite, which offer views south of London and a large second double bedroom with views of The Shard and Central London. The property also benefits from an open plan lounge, with a flow of wooden floor and new carpets in the bedrooms. There is also an Underground parking space and concierge. Less than 2 miles from the South Bank, the flat is ideally located for cycle/walking too. A short distance away from the Q1 cycle route which runs from Lewisham to Blackfriars and only 15 minutes by bike to offices or attractions on the Southbank and London Bridge. A trip to London bridge on foot takes 30 minutes, ideal for people who are looking for a great property, in walking distance from the heart of London. The flat is well served by public transport, sitting approx 0.9 miles from both Queens Road and Peckham Rye Stations, with trains to London Bridge, Victoria and the overground to Shoreditch. The nearby Old Kent Road is well-supplied with bus routes taking you out to Elephant and Castle (to the Northern and Bakerloo lines), Shoreditch, Kings Cross and locations across London. The 63 bus route from Kings Cross to Honor Oak stops outside the apartment building and runs 24 hours a day.The Old Kent Road is hotly anticipated to be part of the Bakerloo line extension due to start construction in 2023. Peckham is a vibrant area with a great range of restaurants, pubs and bars. The Bussey Building and Copeland Park both house a variety of trendy restaurants and bars. Nearby pubs include The White Horse & The Montpelier on Choumert Road. Bellenden Road offers many options for good food. Early viewings highly recommended, I would strongly advise attending the first open day to prevent disappointment!

Reserving a Property (England, Wales and Northern Ireland)

Should you make an offer on a property and it be accepted by the Landlord, you will be asked to pay a holding deposit equivalent to one weeks agreed rent. This will remove the property from the market whilst reference checks and preparation of the tenancy agreement is undertaken. The holding fee is taken as a financial commitment from you, the prospective tenant to proceed towards entering into the agreement.

Once paid, both parties will have two weeks to enter into a tenancy agreement however this may be extended if agreed by both parties in writing.

Refunding a Holding Deposit

Should you proceed to enter into a tenancy agreement with the Landlord, the holding fee will be paid towards the balances of your first month’s rent.

Should the Landlord choose to withdraw from entering into the agreement, this money will be refunded to you.

Retaining a Holding Deposit

A Holding Deposit will be retained where a prospective tenant;

  • Provides false or misleading information which is reasonable considered when deciding a let of a property
  • Fails a right to rent check
  • Withdraws from entering into an agreement for the property
  • Fails to take reasonable steps to enter into a tenancy agreement

Should any of the above occur, Purplebricks retains the right to deduct its reasonable expenses on a case by case basis which may include the administration, referencing or any other costs incurred.

Reserving a Property (Scotland)

Once an offer has been accepted you will be asked to provide details for your references. No holding fee will be payable.
