Listing Description

A unique and characterful one bedroom split conversion on Milton Road, highly sought after 'Poets Corner' in the heart of Herne Hill with off street parking. On entering to the ground floor a charming reception room with bay windows and hardwood flooring, open plan to the kitchen area beneath the stairs, all in excellent decorative order. Upstairs a modern shower room and bright double bedroom. The windows were replaced in 2012, stairs and bedroom carpets are still in very good condition What the landlady loves about the flat ; What I love about the flat is how it gives a feeling of having a small house rather than just a flat. It’s split level and because no walls are shared with neighbours the level of privacy is great! Having my own parking space on the driveway where I could always see my car and never fight over on street parking lot was a great bonus too. And no payments ever! It takes just two minutes to get to Brockwell Park - great for jogging, picnics and with a brilliant gym and lido at the very entrance. Local pubs are amazing and the local crowd is second to none, plenty of restaurants and shops within close proximity too and a fantastic Farmers Market at the weekend. The neighbours are the kind of type one always wishes for - I’ve made friends for life there. I could go on and on - it really is a great place to be and the flat is very well maintained. The proximity to transport links is a major advantage here, Herne Hill Station is only 5 minutes away from the flat for trains to Victoria (9 minutes) and Blackfriars and King’s Cross (11 & 20 minutes respectively); while Brixton Tube Victoria Line is only 10 minutes away. Early viewings highly recommended.

Reserving a Property (England, Wales and Northern Ireland)

Should you make an offer on a property and it be accepted by the Landlord, you will be asked to pay a holding deposit equivalent to one weeks agreed rent. This will remove the property from the market whilst reference checks and preparation of the tenancy agreement is undertaken. The holding fee is taken as a financial commitment from you, the prospective tenant to proceed towards entering into the agreement.

Once paid, both parties will have two weeks to enter into a tenancy agreement however this may be extended if agreed by both parties in writing.

Refunding a Holding Deposit

Should you proceed to enter into a tenancy agreement with the Landlord, the holding fee will be paid towards the balances of your first month’s rent.

Should the Landlord choose to withdraw from entering into the agreement, this money will be refunded to you.

Retaining a Holding Deposit

A Holding Deposit will be retained where a prospective tenant;

  • Provides false or misleading information which is reasonable considered when deciding a let of a property
  • Fails a right to rent check
  • Withdraws from entering into an agreement for the property
  • Fails to take reasonable steps to enter into a tenancy agreement

Should any of the above occur, Purplebricks retains the right to deduct its reasonable expenses on a case by case basis which may include the administration, referencing or any other costs incurred.
