OPEN DAY VIEWING SLOTS AVAILABLE BY APPOINTMENT ONLY Book a viewing instantly 24/7 on Purplebricks website or via the property brochure Referencing criteria: Tenant(s) gross annual household income must be a minimum ; Rent value x 30 OR Guarantor(s) Income: Rent value x36 STRICTLY NO COMPANY LETS, AIRB&B OR PROFESSIONAL GUARANTORS The property centres around an impressive open-plan living space with a vaulted ceiling, exposed timber beams and extensive glazing overlooking the surrounding grounds. There is plenty of room for separate living and dining areas, together with a wood-burning stove and a striking open-plan kitchen. The kitchen is fitted with contemporary high-gloss units, integrated appliances and a substantial breakfast bar incorporating a feature fish tank. A separate utility area provides further storage and appliance space. At one end of the barn is the main double bedroom, separated from the principal living area by a curtain rather than a conventional wall. Adjacent is a generous shower room with a large walk-in shower and twin wash basins. Two spiral staircases lead to two separate mezzanine areas at opposite ends of the property. Due to restricted head height, these are not marketed as bedrooms but would work well as a home office, occasional guest area, hobby space or storage. Outside, the barn enjoys an attractive setting within the grounds of the main house, surrounded by mature gardens and established trees. The property can be offered furnished or part-furnished, with the landlord happy to discuss furniture arrangements with prospective tenants. Council tax, water and Wi-Fi are included in the rent. Electricity is separately metered and payable by the tenant. Heating is oil-fired via a shared tank, with the barn responsible for one-third of the actual cost of each oil refill. Due to features within the grounds including open water, horses, electric fencing and the open spiral staircase/mezzanine arrangement, the property is not considered suitable for households with children. The property is also not suitable for tenants with pets, due to the welfare and management of the existing animals on site. A highly individual home offering exceptional living space, ideal for a single professional or couple looking for something very different from a conventional apartment or house. Key features: approximately 1,981 sq ft, one double bedroom, two mezzanine areas, huge vaulted living space, exposed beams, contemporary kitchen, separate utility area, large shower room, furnished or part-furnished by negotiation, council tax/water/Wi-Fi included, separately metered electricity and oil-fired heating contribution.

Reserving a Property (England, Wales and Northern Ireland)

Should you make an offer on a property and it be accepted by the Landlord, you will be asked to pay a holding deposit equivalent to one weeks agreed rent. This will remove the property from the market whilst reference checks and preparation of the tenancy agreement is undertaken. The holding fee is taken as a financial commitment from you, the prospective tenant to proceed towards entering into the agreement.

Once paid, both parties will have two weeks to enter into a tenancy agreement however this may be extended if agreed by both parties in writing.

Refunding a Holding Deposit

Should you proceed to enter into a tenancy agreement with the Landlord, the holding fee will be paid towards the balances of your first month’s rent.

Should the Landlord choose to withdraw from entering into the agreement, this money will be refunded to you.

Retaining a Holding Deposit

A Holding Deposit will be retained where a prospective tenant;

  • Provides false or misleading information which is reasonable considered when deciding a let of a property
  • Fails a right to rent check
  • Withdraws from entering into an agreement for the property
  • Fails to take reasonable steps to enter into a tenancy agreement

Should any of the above occur, Purplebricks retains the right to deduct its reasonable expenses on a case by case basis which may include the administration, referencing or any other costs incurred.

Reserving a Property (Scotland)

Once an offer has been accepted you will be asked to provide details for your references. No holding fee will be payable.
