Top 10 'must haves' for homebuyers in 2023

Beautiful kitchen, traditional features, school catchment area; these are all things we hear when asking potential buyers ‘What are the deal breakers when looking for your new home?’

During the past three years, our ways of living have changed, working from home now seems like the norm rather than a luxury, we are appreciating our outdoor space even more than before, and suddenly, cosy nights in around the fire sound much more appealing than cramming into a packed city centre pub.

So that made us question, what really is on the top list of priorities for homebuyers who are looking to move in 2023?

  1. Off-road parking

Top of the priority list for 2023…off road parking. Nearly half of Brits questioned (47%) said that off road parking was a must-have when looking for their new home. For families with more than one car, we can see why this is a deal breaker!

  1. Big garden

If covid taught us one thing, it was just how valuable our outdoor space is for both our enjoyment and our mental health. Whether you have a big family, are a green-fingered enthusiast or simply enjoy taking in the outdoors within the privacy of your own space, you’re not alone; two in five (40%) desired a bigger garden for their next home move in 2023.

  1. Economical central heating system

We all know that energy prices are going up, and the unpredictability is now making economical living at the forefront of people's minds when choosing their new home for 2023. 40% of homebuyers are looking for the best possible value from their central heating system in a bid to combat the ever-increasing energy prices.

This property has underfloor heating, serviced by a heat sourced air pump:

  1. En-suite bathroom

Who doesn’t want a bit of luxury every now and again? Before, an en-suite bathroom was seen as a high-end luxury, but it is now seen as essential by 39% of homebuyers. Whether it’s a shorter nighttime trip to the bathroom, or just a sanctuary away from hustle and bustle of family life, an en-suite bathroom made it to number 4 on the list!

  1. Garage

With so many uses, a garage has made it to number 5 on our list of the most wanted features for 2023. Not only is a garage perfect for parking and storage, many are now looking to turn the valuable space into a home office, an extra living area for the kids, a new business venture or to extend the footprint of their current living space.

  1. Great insulation

Linking to number 3, another money-saving feature has made it to our top 10 list this year. With the rising energy prices and the threat of global warming being increasingly reported on, homebuyers are more conscious than ever to buy a home which already has great insulation. Homeowners will be warmer, the thermostat will be kept on low and our pockets will benefit as a result!

  1. Equal-sized bedrooms

Who has the bigger bedroom? An age-old problem experienced by thousands of families throughout the UK! According to our latest survey, 25% of Brits have had enough of this conundrum and say that equal sized bedrooms aree a must have for their new home.

  1. Good pubs within walking distance

Reaching number 8 on our list is the locality to a good local pub! Lazy Sundays where no one wants to cook, or a quick tipple after work are no problem when you are located just a short walk away from your local. And it’s not just the food and drink which is appealing. Since lockdown, many are again enjoying the opportunity to take part in local events or to get to know their community.

Being able to prepare food whilst watching the children or entertain guests is becoming increasingly popular with one fifth (20%) of those asked saying open-plan living is a must have when looking for their next home in 2023.

Just making it into our tenth spot is the locality to good schools. Nowadays, the competition is fierce when getting your children into the best school in the area. Parents are now choosing to not only live near the best school, but also in an area where there is plenty of choice. Plus, when they get into their chosen school, the 9am dash is so much easier when you live just around the corner!
